This 3-hour CE course focuses on lawfully navigating source of income (SOI) protections, specifically addressing discrimination against voucher holders (e.g., Section 8), and other government assistance programs. It covers legal, state, and local fair housing obligations, and consequences of violations. Course discussion will include the NYC FARE ACT (Fairness in Apartment Rental Expenses (FARE) Act, Local Law 119 of 2024, which prohibits New York City landlords and their agents from passing broker fees onto tenants if the landlord hired the broker) that was enacted into law on June 11th, 2025, and the impact it has on renters and real estate agents. In depth discussion will address the responsibilities of agents and potential fines incurred for violations. Practical strategies for brokers and agents to ensure compliance and best practices to avoid liability will be addressed. Course content will include a review of recent litigation, penalties, and enforcement by the NY Attorney General and local commissions.
